Selling a Car Wash Around Columbus

Car washes have drawn a lot of buyer interest, much of it from groups building chains. In Central Ohio, winter road salt keeps the tunnels busy.

Columbus Business Brokers Desk covers what buyers check first and what they pay for.

What a buyer checks first

  1. Number of monthly members and how long they stay
  2. Revenue by wash type: members, single washes, detailing
  3. Age and condition of the tunnel equipment
  4. Whether the land is owned or leased
  5. Water, sewer and chemical costs per car
  6. Traffic counts and new competition nearby

Members Are What Buyers Pay For

Unlimited wash memberships changed how car washes are valued. A wash with thousands of members billing every month looks more like a subscription business than a weather dependent one.

Buyers will ask how many members you have, how that number has changed by month, and how long the average member stays. Pull that history out of your point of sale system before you go to market.

A rainy month hurts a wash with no members. It barely moves one with a strong membership base.

Do I Sell the Land Too?

Many washes sit on land the owner bought years ago. You have choices: sell the business and the land together, sell the business and lease the land to the buyer, or do a sale and leaseback with a third party.

Chain buyers often prefer to own or control the land long term. An individual buyer may prefer a lease to keep the price within reach of an SBA loan. Each choice changes the total you take home and the taxes on it.

Equipment Age Shows Up in the Price

Buyers will walk the tunnel and ask how old the conveyor, brushes, dryers and water reclaim system are. Major replacements are expensive, and a buyer who sees one coming will subtract it from the offer.

Service records help. So does a list of what you replaced and when.

Location and Competition

Car washes live on traffic. Buyers look at the road out front, how easy it is to get in and out, and whether a new express tunnel has opened nearby or is coming.

Central Ohio keeps growing, especially in the suburbs north and east of the city, and new washes have followed. If a competitor opened down the road, be ready to show how your numbers held up.

Who Buys Car Washes?

Regional and national car wash chains, many backed by private equity, buy existing washes to grow fast. Local operators buy to add sites. Individual buyers look at smaller, steadier washes with good members.

Chains and individual buyers price a wash very differently, so it pays to hear from both. Read what your company is worth for the basics, and the sales tax successor guide if you sell taxable services or products.
